Public comment open through Nov. 18 on nine-lot Fleming Avenue subdivision draft MND
City notice: about 2.08 acres at 761 Fleming Avenue would be annexed and split into nine residential lots.
SAN JOSE — The City of San José opened public review on a draft Mitigated Negative Declaration for a nine-lot subdivision at 761 Fleming Avenue, according to a city notice posted Oct. 19, 2026. Comments are due by 5 p.m. on Nov. 18, 2026, to Environmental Project Manager Charlotte Yuen.
The about 2.08-acre parcel, now unincorporated Assessor's Parcel Number 601-29-009 in the 95127 area, would be prezoned to R-1-8 and annexed so it can be split into nine residential lots, the notice says. Eight new single-family homes would be built; an existing house on lot 4 would stay. Lot sizes would run from about 6,015 to 22,571 square feet. No accessory dwelling units are proposed now, though the notice says they could be added later under city rules.
Townsquare Drive would extend to a new cul-de-sac for lots 5 through 9, and the existing private drive off Fleming Avenue would continue to serve lots 1 through 4 and nearby homes. Project files: T24-029 and ER24-211.
